Residential Opportunities At The Glen
Approximately one quarter of The Glens 1,121 acres is devoted to housing, reflecting the Villages long-term commitment to establish and maintain quality neighborhoods. These new neighborhoods will, over time, integrate seamlessly into the existing Village, joining together the east and west sides of Glenview.
Density:
A careful balance of residential densities and neighborhood design provide a variety of housing. Densities average two to four dwelling units/acre in low-density areas and five to eight dwelling units /acre in moderate-density areas. Higher density residential areas have also been provided with senior and multi-family housing.
Orientation:
There is a strong and positive relationship of house to street. Builders have been encouraged to build to the street setback line and orient front doors toward the street to enclose the street space and encourage pedestrian street activity. Garages have been rear-loaded, side-loaded or setback so garage doors are less visible.
Pedestrian Environment:
Residential neighborhoods are approximately a 5-minute walking distance to park and retail amenities. Each neighborhood consists of a local residential street network connecting to adjoining neighborhoods. The walkable streets reflect a commonality of landscape, lighting and design.
Open Space:
Each residential neighborhood includes open spaces defined by small passive pocket parks that provide unique identity. It is intended that no home is more than a few minutes walk from a pocket park. These parks have been designed and constructed as part of specific subdivision developments.
These interior spaces compliment the larger, community open spaces
including the 140-acre Gallery Park and the 31-acre Air Station Prairie.
